Hello!
I am looking for the right person to rent a very spacious bedroom (425ft2) in our duplex, garden level apartment in Prospect Lefferts gardens, available May 1st.
Rent is $1350 + $100 for utilities (Internet FIOS, electricity, gas and water).

The freshly repainted room is in the lower level, has 2 full windows for natural light and private access to the backyard.

The other part of the lower level is an art studio which we lightly use.
Can be furnished, or not, and large enough to accommodate king size bed+ desk + dresser + sofa + table and even a mini fridge and microwave if you would like to -- it just feels like your own separate studio.
Being in the lower floor offers full privacy and independence.
Includes your own private bathroom on the upper floor.

On the upper floor is the main entrance, the common areas (living room, kitchen), 2 other bedrooms and the 2 bathrooms.
We have a lovely backyard with table, chairs and grill.
It is situated on a quiet residential block just 7 min walk to the 2/5 trains, and 12 min walk to Prospect Park B/Q/S.
We have a cleaner in once every 2 weeks for thorough work on the upper floor, common areas and bathrooms.
Washing machine.

It's an extraordinary place for the right person.
Looking for someone who prefers a quiet sanctuary for a home, non smoker, works full time, considerate about the space, doesn't bring the party home.
Someone who Knows how to live with other people i.e. respects privacy, is clean.
Will be friendly without the expectation of a deeper friendship although
Not opposed to becoming friends, but sometimes it's nice just to have friendly roommates. Has a life outside the apartment
No preference as far as gender, orientation, race, age etc. All are welcome.
No extended guests/extra roommate/couples please.
